Sell Your Villa Rica House Fast, As-Is, to a Local Cash Buyer

I’m Stephen Richardson. I’ve been buying houses in west-metro Atlanta for about 14 years, and Richardson Home Buyers has been based just up the road in Dallas, GA since 2016. We’re a small, local cash buyer — not a real estate agent and not a national call center. If you own a house in Villa Rica and need to sell it without fixing it up, listing it, or waiting months, I’d be glad to talk with you.

Redfin quoted me in its guide to buying a fixer-upper: https://www.redfin.com/blog/buying-a-fixer-upper/

We close on about 25 houses a year. That’s on purpose: it means I can personally look at your house, answer your questions, and give you a straight answer — even if the answer is that listing with an agent would be better for you.

How selling to us works

  1. Call or fill out the form. Tell me a little about the house and what’s going on. Call 678-723-1777.
  2. I take a look. I’ll come see the house in person, or walk through it with you by video if that’s easier. You don’t need to clean or repair anything first.
  3. You get a cash offer, explained. I’ll show you how I arrived at the number — what I think the repairs cost and what similar Villa Rica houses sell for. No pressure to accept.
  4. You pick the closing date. We close at a local closing attorney’s office, which is how real estate closings work in Georgia. We can close in as little as 7 days, or later if you need time to move. We cover all closing costs on every deal.

Situations we help Villa Rica owners with

Inherited a house or going through probate. A lot of houses around Villa Rica have been in the same family for decades. If a parent passed and you’re now handling the estate, the paperwork runs through the probate court of the county the person lived in — and Villa Rica sits in two counties (more on that below). We can buy a house while probate is in progress or after, and work with the estate’s attorney on timing.

Behind on property taxes. Delinquent taxes go to the county Tax Commissioner, and the longer they sit, the more penalties pile up. If you’re behind, a sale can pay off what’s owed at closing.

The house needs repairs you can’t take on. Roof, foundation, HVAC, old plumbing, a house that’s just worn out. We buy as-is, so you don’t put money in before you sell.

Divorce. When two people need to split a house quickly and cleanly, a cash sale with a set date can take one big decision off the table.

Relocating. New job, moving closer to family, or downsizing — if you need to be gone by a certain date, we can plan the closing around it.

Tired landlord. If a rental has become more headache than income — tenant turnover, repairs, late rent — we buy rentals, including tenant-occupied properties.

An honest comparison: cash buyer vs. listing with an agent

I’m not going to tell you selling to me is always the better deal. It isn’t.

Listing with an agent usually gets the highest price when the house is in good shape and you have time. In return you’ll typically pay agent commission, make repairs or offer concessions after the buyer’s inspection, keep the house show-ready, and wait for the buyer’s financing and appraisal to clear.

Selling to a cash buyer like us usually means a lower price than a fully fixed-up retail sale. In return: no repairs, no showings, no commission, no financing falling through, and a closing date you choose.

If your house is move-in ready and you’re in no hurry, an agent may net you more — and I’ll tell you so. If the house needs work, or time and certainty matter more, a cash sale is worth comparing. Either way, getting an offer from us costs nothing.

Selling a house in Villa Rica: local things to know

Villa Rica is one of the few cities in Georgia that sits in two counties: most of the city is in Carroll County, and the east side — including the Mirror Lake area off the I-20 corridor — is in Douglas County. That matters when you sell, because it decides which courthouse and tax office handle your property:

  • Carroll County side: probate matters go to the Carroll County Probate Court, 311 Newnan Street (5th floor), Carrollton. Property taxes are handled by the Carroll County Tax Commissioner.
  • Douglas County side: probate goes to the Douglas County Probate Court at 8700 Hospital Drive in Douglasville, and property taxes go to the Douglas County Tax Commissioner at 6200 Fairburn Road in Douglasville.

Not sure which county your house is in? Your tax bill will say, and we can check it for you.

Villa Rica also has a lot of character. The town grew up around gold — it was first settled in 1826 as Hixtown, and the name “Villa Rica” (“rich village” in Spanish) was chosen to promote the local gold. When the railroad came through in the early 1880s, the town moved to where downtown sits today, and some buildings were rolled to the new site on logs. You can still see that history at the Pine Mountain Gold Museum.

We buy all kinds of houses here — older homes near downtown, houses on acreage out toward the county roads, and newer subdivision homes on the Douglas County side. Most recently, we bought a house off N Van Wert Rd in Villa Rica.

We also buy in nearby Carrollton, Douglasville, Dallas, Hiram, Powder Springs, Lithia Springs, Austell, Rockmart, Marietta, Kennesaw, and Cartersville.

Frequently asked questions

Are you a real estate agent?

No. Richardson Home Buyers is a cash home buyer and real estate investor. We buy houses directly, so there’s no listing and no agent commission.

Do I have to make repairs or clean out the house?

No. We buy houses as-is. You can leave behind anything you don’t want.

Can you buy a house that’s still in probate?

Often, yes. In Villa Rica that means the Carroll County or Douglas County probate court, depending on where the house sits. We’ll coordinate timing with the estate’s attorney or personal representative.

How fast can you close?

It depends on title and your schedule, but we can close in as little as 7 days, or on a later date that works for you. We cover all closing costs.

Is there any cost or obligation to get an offer?

No. The offer is free, and you’re under no obligation to accept it.
